The Community Development Department is involved in all aspects of residential and commercial development. We have been very successful in expanding development in the Village in these areas.
Residential
success in Matteson includes several new upscale housing developments: Brookmere, Butterfield Place, Units Three and Four, Gleneagle Trail, The Pointe and Trinity Creeks. We are excited about the Brookmere development because it is a mixed-use
residential and commercial development with housing designs focused on neo-traditional concepts. It is proving to be very popular and successful.
Commercial ventures have also kept pace with residential success. New businesses in Matteson include Borders Books, Culvers, Discount Tire, Linens N Things, Long John Silvers/A&W, National Tire and Battery, Panera Bread and Sports Authority, to
name just a few. Matteson continues to serve as a regional center on I-57 and, as such, the area is booming with the development of major retail centers, office parks, and hotel chains. Besides successful commercial development, the University of
Illinois has built a new agricultural extension building within the auto mall development.
Matteson is attractive to many people and businesses because we maintain and upgrade our infrastructure and encourage public safety. Since 1995, Matteson has
extended water and sewer utilities to Cox Avenue and Lincoln Highway; created/updated various TIF (Tax Increment Financing) districts to encourage development of various parcels throughout the Village, built a new Village Hall and Green and a new
fire station and is in the process of planning for a Community Center.
The 110-acre Matteson Auto Mall, at the southwest corner of Lincoln Highway and I-57, is a regional center for new and used automobile sales. It is the largest automotive retail
operation in Illinois, and the largest campus style auto mall in the United States. Currently Buick, Cadillac, Chevrolet, Ford, GMC Truck Company, Honda, Isuzu, Kia, Lincoln, Mercury, Mitsubishi, Nissan, Oldsmobile, Pontiac, Toyota and Volkswagon
dealerships are open for business, offering new and used vehicles.
The Matteson Auto Mall is the brainchild of Dave Miller, president of Miller Consolidated Diamond Auto Dealers, which has just been named a Retailer of the Century by the Illinois
Retail Merchants Association. Other dealerships under construction or in the planning stage include Suzuki, Terrys Leisure Living and Chicago Sports and Cycle.
The 903-acre Manheim Business Park is zoned for both commercial and industrial uses. An
incentive package is already in place for this property through the adoption of the Annexation Agreement. The Manheim Business Park is presently the home of the Greater Chicago Auto Auction which is housed on a 146-acre site. The Greater Chicago A
Auto Auction employs 200 full-time and 200 part-time employees year round. This is a wholesale auction that is not open to the public. Village staff is presently working with various users to continue the development on this site.
